What is CAFRA ? CAFRA authorizes the environmental protection department to regulate a wide variety of residential, commercial, public, or industrial development , such as the construction, relocation and enlargement of buildings and structures and associated work such as grading and excavation associated with site preparation and the installation of shore protection structures within the CAFRA area.

The dept. of environmental protection has control over the coastal area of NJ. There are many types of uses that can be granted to a home owner. The three main ones being, grants, leases and licenses.
Resort/Rental Properties
Purchasing a rental property requires a review of each municipalities ordinances. They differ from town to town and differ also based on the type of rental.

Walkability/ bike/car. Buyers are looking for convenience to the beach or bay
Beach Badges
Each municipality has a cost to seniors, adults and children.
Beach Access
When purchasing a shore property you need to acquaint yourself with the rules and regulations for beach access.
HOA
Homeowners Association, many shore properties have homeowner associations that are not readily evident. you need to rely on the expertise of your realtor.
Flood Insurance
Unlike purchasing property in other areas almost all shore properties require flood insurance. The most important aspect is to review the flood elevation certificate.
